The range of management services include:<\/p>\n\n\n\n<ol class=\"wp-block-list\" type=\"1\"><li><strong>Financial Services<\/strong>:<ul><li>Collection of monthly maintenance fees, (Common Element Assessment \u2013 CEA fees) and managing any arrears,<\/li><li>Invoices: Review, Confirm, Verify, process for Payment,<\/li><li>Preparing monthly un-audited financial statements,<\/li><li>Preparation of proposed annual budgets and forecasting,<\/li><li>Payroll process for condominium corporation\u2019s employees,<\/li><li>Management of condominium corporation\u2019s bank accounts,<\/li><\/ul><\/li><li><strong>Legislative Compliance<\/strong>:<ul><li>Ensure full compliance with the Condominium Act of Ontario and the Condominium Management Services Act, 2015,<\/li><\/ul><ul><li>Maintain records and submit the required reports to the Condominium Authority of Ontario (CAO) in due time,<\/li><\/ul><ul><li>Ensure compliance with mandates and guidelines of the Fire Code, Technical Standards and Safety Authority (TSSA), Occupational Health and Safety, WSIB, and other relevant legislation.<\/li><\/ul><\/li><li><strong>Building Management Services<\/strong>:<ul><li>Ensuring residents\u2019 health, safety, quality of life, and security by:<ul><li>Facilitating full compliance with the relevant health and safety guidelines,<\/li><\/ul><ul><li>Monitoring access control to the property,<\/li><\/ul><ul><li>Implementing best practices for efficient daily operation of the building,<\/li><\/ul><ul><li>Ensuring cleanliness of the common areas,<\/li><\/ul><ul><li>Minimizing risks by promoting a proactive, safe, and conservative approach to solving issues.<\/li><\/ul><\/li><\/ul><ul><li>Management of preventive maintenance services\/agreements and best practices to ensure efficiency and longevity of mechanical components,<\/li><\/ul><ul><li>Inspection of all common areas, at least once a month with a full report on any deficiencies to the board,<\/li><\/ul><ul><li>Responding to residents\u2019 concerns and building emergencies in a timely manner,<\/li><\/ul><ul><li>Maintaining the insurance coverage as required by the Condominium Act of Ontario, and conducting insurance appraisals as indicated in the Condominium Documents,<\/li><\/ul><ul><li>\u00a0\u00a0Supervision and coordination of all on-site staff to maximize efficiency,<\/li><\/ul><\/li><li><strong>Governance and Enforcement<\/strong>:<ul><li>Organize and facilitate owners\u2019 Annual General Meetings (AGM) in compliance with the Condominium Act of Ontario and its latest regulations (the legislation),<\/li><\/ul><ul><li>Organize and maintain records of the condominium corporation as required by the legislation,<\/li><\/ul><ul><li>Organize and facilitate monthly board meetings in compliance with the condominium corporation\u2019s requirements,<\/li><\/ul><ul><li>Review and enforce condominium corporation\u2019s Declaration, By-Laws, Rules, and Regulations.
